We do free roof inspections in Kings Grant and across Brunswick and New Hanover counties, and every inspection comes with photos and notes. If you've found a damp spot on a ceiling or a musty smell upstairs and you're not sure it's the roof, call (910) 228-8034 or request a free roof inspection.
Short answer: attic moisture in a humid place like Wilmington can come from a roof leak, from warm, damp air rising out of the house, or from a bath, kitchen or dryer fan that blows into the attic instead of outside. Ventilation helps moist air leave, but it works best when exhaust fans go all the way outside and the vents are balanced. A stain near a bathroom isn't always a roof leak, so start with the roof side and the fans.
How humid it gets here
NOAA's long-term averages for Wilmington International Airport, about two miles from Kings Grant, put morning relative humidity at 84% across the year and 88% to 89% on August, September and October mornings. Afternoons average 56%.
That damp air doesn't stay outside. The EPA recommends keeping indoor humidity below 60%, ideally between 30% and 50%, and drying wet spots within 24 to 48 hours so mold doesn't start. It also notes that condensation can be a sign of high humidity.
Kings Grant homes and their attics
The Census Bureau's American Community Survey 2020-2024 5-year estimates count about 4,400 homes in Kings Grant (table B25001), with a median build year of 1979 (table B25035). More of them went up in the 1970s than in any other decade (table B25034). Our New Hanover County page describes the area as wooded lots with a mix of older homes and newer neighborhoods.
In a house that age, it's worth knowing where each bath fan, kitchen fan and dryer vent actually ends up, and whether anything changed during a remodel or the last reroof.
Where attic moisture comes from
The U.S. Department of Energy's Consumer Guide to Durable Attics calls moisture "the number one enemy facing an attic." The main ways in:
- Roof leaks at flashing around chimneys, vents and other roof penetrations.
- Warm, humid air from the house leaking up through gaps around ductwork, wires, plumbing, light fixtures and the attic hatch.
- Exhaust fans that end in the attic. DOE calls venting fans into the attic a major source of moisture that may violate local building codes. The EPA says bath and kitchen fans should move moisture "to the outside (not into the attic)," and the clothes dryer should vent outside too.
Leak or condensation?
A ceiling stain near a bathroom doesn't automatically mean the roof vent is leaking. Water can travel along the decking before it shows inside, and plumbing or condensation can cause stains too.
Before you call, note when the spot shows up. A spot that appears or grows during rain, especially wind-driven rain, rather than when fixtures are in use, points toward the roof. If it shows up on dry days, mention that too.
DOE lists these signs of possible water getting into the attic:
- warped or rotted soffit or fascia boards
- bubbled paint at the fascia or soffits
- worn or warped shingles at the roof edges
- wet insulation, especially near the eaves
- mold or mildew on attic surfaces
- warped or rotting wood in the attic
Balanced vents, not just more vents
GAF's technical bulletin on attic ventilation describes a balanced system: air comes in low, at the eaves, and goes out high, near the ridge. It also warns against mixing exhaust vent types, such as a ridge vent with a power fan, because that can reverse the airflow and could let water leak into the attic. DOE likewise pairs soffit vents with a ridge vent.
Ventilation also matters for your shingle warranty. GAF says damage caused by inadequate ventilation isn't covered, and its current shingle warranty lists inadequate ventilation as an exclusion. When we plan a roof replacement, we go over tear-off, decking, flashing, ventilation and underlayment with you before we agree on the work.
What we check on the roof
Our roof inspection looks at the roof side to find where water is getting in. Around a vent, we check the boot, the flashing, the shingles around it and, when needed, the decking underneath. You get photos and notes.
If the moisture seems to be coming from inside the house, DOE suggests a home performance contractor to check how it's getting into the attic.
Tell us what you know about the room below the stain, and whether a bath fan or plumbing vent goes through the roof there. Our roof vent leak repair page explains the difference, and the Southport vent repair shows one step by step. More about the area is in the North Wilmington section of our New Hanover County page and our Wilmington roof inspection page.

Questions about attic moisture in Kings Grant
Is a ceiling stain near the bathroom a roof leak?
Not necessarily. A roof vent is one possible source, but water can travel along the decking before it shows inside, and plumbing or condensation can cause stains too. An inspection looks at the roof side to find where water is getting in.
Can a bathroom fan vent into the attic?
It shouldn't. The EPA says bathroom and kitchen exhaust fans should move moisture to the outside, not into the attic, and DOE notes that venting fans into the attic may violate local building codes.
Will adding vents fix attic moisture?
Not by itself. DOE lists sealing air gaps into the attic and venting fans outside alongside ventilation. GAF recommends balanced intake and exhaust, and warns against mixing exhaust vent types on one roof.
Is the roof inspection free?
Yes. The inspection and estimate are free, and the inspection includes photos and notes.
