Wind exposure, salt air, roof edges, flashing, valleys, tree cover, low-slope sections, gutters, and roof age can all change what deserves attention. What we look at first depends on the property and what you've noticed.

After wind or heavy rain

Look for missing or lifted shingles, new interior staining, displaced flashing, gutter overflow, or a roof detail that changed. Do not climb onto a roof to inspect it yourself.

Before choosing repair or replacement

Roof age, overall condition, slope, access, material, and the size of the affected area all matter. A photo can start the conversation, but it cannot confirm the full plan.

How do I know whether I need roof repair or replacement?

If the problem is in one spot and the rest of the roof is sound, a repair may do it. Repeat leaks, widespread wear or problems on several slopes may mean it's time to replace. The inspection tells us which.
