Vera's Roofing offers free roof inspections and free estimates in St. James and across Brunswick and New Hanover counties, and every inspection includes photos and notes. Call (910) 228-8034 or request a free roof inspection.

When you compare roofers in St. James, compare what each estimate includes, not only the total. Get every estimate in writing, make sure the roof fits the St. James Plantation POA's rules, and ask who will handle permits. Take your time. A good roofer won't push you to sign the same day.

What to compare in a roofing estimate

The North Carolina Department of Insurance recommends getting at least two or three written estimates from local, reputable companies and comparing pricing and details. It suggests asking each contractor for:

  • a written explanation of the proposed work
  • a list of the materials
  • a timeline
  • a breakdown of the costs
  • the warranty details

NCDOI also suggests verifying an NC contractor's license where one applies, general liability and workers' comp insurance, and local references and reviews, with proof in writing.

The same page flags two more things. A contractor who asks for full payment or a large deposit before any work begins is a red flag; NCDOI says a small deposit (10-20%) may be standard, with most of the payment due after the work is done. And don't sign anything under pressure.

NCDOI also warns about contractors who show up unsolicited, often after storms, and about "free" inspections where a fake inspector "finds" damage and pushes for quick repairs. If you suspect damage, NCDOI says to contact your insurance company first, or a roofer you choose. A free inspection from a roofer you picked and called yourself is a different thing. Either way, ask for the findings in writing, with photos.

For a full replacement, the estimate checklist on our roof replacement page goes further: old layers, flashing and vents, damaged wood, cleanup, schedule and payments. If you aren't sure you need a whole new roof, read roof repair or replacement in Brunswick and New Hanover first.

Licenses and insurance

Under North Carolina law, anyone who bids on or builds a project costing $40,000 or more is a general contractor, and that takes a state license. You can look a license up with the NC Licensing Board for General Contractors. Ask for proof of insurance in writing. We carry workers' comp and general liability insurance.

St. James Plantation POA roof rules

If your home is in St. James Plantation, the property owners' association's Architectural Control Committee (ACC) reviews changes to the outside of homes. Its design guidelines, updated Sept. 16, 2025, say:

  • Any physical change to the outside of your home or property must be reviewed and approved by the ACC before work starts.
  • Applications include photos of the house where the change will be made, and there's a non-refundable review fee.
  • Roofs must be asphalt shingles rated 25 years or better, slate, standing seam metal or modular metal roofing, in colors that suit the house and its surroundings.
  • Roof vents, solar tubes, flue pipes and accessories shouldn't be on the front of the house, and they must be painted to match the roof.
  • Contractors can work 7 a.m. to 7 p.m. Monday through Friday and 8 a.m. to 5 p.m. on Saturday. No work is allowed on Sundays or on six listed holidays.

So when you compare estimates, ask each roofer whether the product and color fit those rules, and how the schedule works around the approval. The CertainTeed and GAF 30-year shingles we install, and standing seam metal, are among the roof types the guidelines list. The ACC decides on color and gives the final approval. If your home is under a different association, check its rules too. Our metal roof vs. shingles guide compares the two for coastal homes.

Permits in St. James

St. James has been an incorporated town since 1999. Brunswick County handles building permits and inspections there, and the town handles zoning. The Town of St. James says a project that doesn't change the footprint of the property doesn't need a town zoning permit.

State law says many jobs on a single-family home that cost $40,000 or less don't need a building permit, unless the work involves load-bearing structure or one of the other listed exceptions. The county decides what your job needs, and the ACC guidelines point out that ACC approval doesn't take the place of government permits. We handle permits when they're required. Ask your roofer to confirm with Brunswick County.

Before you call

  • Note where and when you've seen leaks, stains or missing shingles.
  • Find your roof's paperwork if you have it: install date, product and warranty. Manufacturer warranties have their own terms and registration rules.
  • If you're in St. James Plantation, keep the ACC's application for modifications handy.

Please don't climb onto the roof to check. That's what the inspection is for. You can see how our roof inspection works before you book.
